“It's always a good time to sell.”  That’s something you’ll often hear in real estate. But the reality? The market is far more nuanced than that.

We recently reviewed the last 12 months of sales in Jacks Point (excluding Hanley’s Farm). From 50 analysed sales — after removing non-market transactions and sales without publicly available prices — 24 properties (48%) sold at or below RV.

That means only 52% sold above the September 2024 RVs.
